Property Price forecast 2014/15 Edmonton, North London

www.Gracechurch-Property.co.uk

Predicting the growth trends in North London house prices is often a very complicated exercise. The determining factors are often hugely affected by macroeconomic policy, for example the current interest rates, in addition to the dynamics of the specific local market, like demand and supply in the area.

A recent poll by The Royal Institute of Chartered Surveyors (RICS) asserts that house prices in North London are just as likely to fall, as they are to rise over the next two years. This simply illustrates the uncertainty surrounding the current housing market in the medium term.

The primary factors likely to facilitate a drop in property prices in the short term in Edmonton N18 and N9 are listed below: -

  1. Less purchasers, in particular first time buyers on the market, due to more stringent lending criteria from the banks.
  2. Significantly higher interest rates possibly forcing more sellers on to the market.
  3. The addition of potentially thousands of homes in new housing developments e.g. Meridian Water N18
At Gracechurch Property Services N18, we are experiencing a huge amount of buyer demand for every home that we market. Often, a property will be under offer within the first week of marketing and for significantly over the original asking price.

This relentless demand for all kinds of properties, from studio flats to 4 bedroom semi-detached houses in the N18 & N9 postcodes, is being fuelled by a combination of both Buy-to-Let investors and family buyers.

Currently, there is a huge (and growing) buyer demand and a acute shortage of properties coming to the market, which is ultimately driving house prices upwards.

As such, despite the macro economic factors designed to slow upward price pressure on the Edmonton/North London housing market, we anticipate that the fundamental value trend to continue increasing, albeit perhaps at a more cautious rate.

So you have decided to sell your home…

www.Gracechurch-Property.co.uk

So you have decided to sell your home and you are thinking about which Estate Agent to use. Then you contemplate handling the transaction yourself, after all you will save money by doing it this way right?.... I mean, how hard can it be to make a ‘For Sale’ sign and fix it to your front garden wall? You can put a free listing on the private seller website and an advertisement in your local paper then simply wait for potential buyers to contact you. Easy- job done.

However, private adverts can often encourage low and unacceptable offers from buyers as they imply you are desperate to sell and potential buyers feel that they will be able to convince you to accept their bid.

Sometimes a bid may not come at all as no one knows that your home is on the market to even view the property.

However, there are some more serious flaws to the idea of going it alone.

Not only are there the obvious security issues of letting strangers into your home, but if you answer ‘No’ to any of the following questions, then it may be time to reconsider and use a local Estate Agent:

  • Will your property gain maximum exposure?
  • Can you show a property to a prospective buyer with the skill of a trained NAEA property professional?
  • Could you handle the sales negotiations impassively?
  • Would you be able to draw on various resources to determine the correct asking price? A failure to interpret the market correctly on an almost daily basis could mean that your house goes stale, severely limiting its saleability and eventual selling price.
  • Can you qualify buyers efficiently?
  • Can you manage a chain in a sale?
  • Can you facilitate financial services?
  • Can you liaise with solicitors on behalf of both yourself and the buyer?
  • Could you handle a gazundering attempt following a misinterpretation of a survey?

Each of these are common issues that need to be handled by a well-trained and experienced property professional estate agent.

But perhaps the most compelling reason of all to use an estate agent is a simple one.

Over the many years I have been involved in the property market with Gracechurch Property Services, I have found that my prospective buyers tend to purchase a property that is often different to the one which they first enquired. This is because I would work with them to identify their wants and needs in a property.

I do not just simply ask how many bedrooms they are looking for. Or indeed, how much money they can spend. Even though these are important questions when qualifying a purchaser, there are other important details to consider.   What School do they need to be near? Where do they need to go on public transport? What sport do they follow? All this information helps me identify the perfect home for my prospective buyer even if it is not the original property that he or she initially showed interest in.

In other words, the quantity of properties and our coverage in the local area attracts our buyers, we at Gracechurch Property Services then expertly help the buyer to purchase the right property which will hopefully be yours. Then the process begins to make sure the sale goes through smoothly and successfully!
